Selling your home during the winter may seem counterintuitive but in reality, if you’re motivated, you can take advantage of some special circumstances that come up for home buyers in the winter.  Even the budget guru, Dave Ramsey, who points out that “you’re actually in a great position to sell your home faster and for more money.”  Here are some of the top reasons why we think selling your home now can be the best decision you’ve made this winter:

 
  1. By selling now, you may have an opportunity to be a non-contingent buyer during the spring, when many more houses are on the market for less money.  This will allow you to sell high and buy low.

  2. January is traditionally the month for employees to begin new jobs.  Since transferees cannot wait to until spring to buy, you need to be on the market during the holidays and the winter to capture the market.

  3. Buyers are more emotional during the holidays and the new year, so they are more likely to pay your price.

  4. Your home looks great!  You’ve either got it decorated for the holidays and family or you’ve just put away your decorations and given it the natural deep clean that happens after the holidays.  You can capitalize on that work.

  5. Since the supply of listings will dramatically increase in the spring, there will be less demand for your particular home.  Less demand could mean less money for you.

  6. People who look for homes in the winter are more serious buyers so your chances of getting an offer that’s right for you are even higher than normal.
