4 Tips To Sell

Hey everybody, Jon Sump again here with The Home Brokers bringing you our Tuesday Tip of the Week. This week we're going to be talking about the top four things that you can do to sell your home quickly and for top dollar. Number one, when you're doing to sell your home, you need to declutter it. Everybody's got extra stuff in their house, on the walls, and stacked around the rooms, and things like that where, you live there, I get it. But when you're going to sell your home, you really need to think of it like the model homes at a subdivision. And you don't have to be perfect, but decluttering it. And you might want to consider having your home stage by professional stager, or interior designer. Depending on how much you want to get for your home. So that's tip number one, declutter it and make sure it's staged properly.
Well, real quick on that, one of the things to help with decluttering, is if you're one of those people that has that whole wall of family photos in your house, take it down. Patch all the. little holes, put that away for later. You want people to be able to envision their family in the home. So if you have an over abundance of your family's pictures on the walls, it's better to take it down a little bit just to leave the walls a little bit more open for their imagination. Don't make the walls bare by any means, but we don't want it to be overly cluttered. Okay? Number one.
Number two, you want to keep the house organized. So keep the house... It's a little bit of a pain when you're selling your house and I get it, because everybody wants to live in their home, as we all should, but when it comes time to sell your home, it's a different story. Your home becomes a product to sell, and the more it's organized, the more things are put where they're supposed to go, the more it looks desirable to the buyer that's coming to buy your home.
Number three, make sure buyers have full access to your home. It's okay if you want to do it by appointment only, but restricting hours, I never recommend. And I recommend making your house available and accessible to buyers whenever they need to come through, within reason. Nine o'clock at night's not reasonable. Six o'clock in the morning is not reasonable. But anytime between like eight and eight is kind of reasonable. So you want to make sure you keep your house available and accessible during those times, and not be there. So if they're going to come into your house at seven o'clock to look at it, take a walk around the block. Give them the time they want to take in your home, as long as their with a realtor, to really absorb what it would be like to live in your home. The longer they're in your home, the better. That means they're really identifying with your home, and possibly going to buy that house.
And number four, one of the most important things is price it right. Look at the comparables to the homes that are selling on the market today in your neighborhood, and what your competition is. If you're 10, 20, 30 depending on the price range, thousand above everybody else, likelihood of it going to sell is very slim.
