Hey, everybody, thanks for taking a quick minute to check out this new video. It's video number three in our Q&A series. Questions I commonly hear, this is regarding the fact that most people like to look on the internet and see what their home's value is. Now there's a big problem with that, and that is that most of the internet today does not have your correct value. These are all based on computer algorithms, that the most that they compare with is square footage only.

Now, I don't know about you, but just because the houses have the same square footage does not mean they're worth the exact same amount. Some has upgraded kitchen. Some has upgraded bathrooms. Some has a swimming pool. Some has phenomenally upgraded flooring, expensive landscaping or the lack thereof. There are so many different things that go into evaluating a home that could be hugely different. You can't go by what you find on the internet. There's a reason why they call it a Zestimate. It's their estimate, and they can't even call it an estimate because it's not really a good estimate.

Most of the places out there, the Zillows, the Trulias, the Realtor.coms, all of them, they can't tell you the value of your home. You have to have someone come out and take a look at home to give you an evaluation of the home. That's why in every transaction you have the realtor who's coming out and showing you what the value... the comps are going for. And even the realtors aren't 100% on. We give a good range. Personally, what I do is I look at what the comps are doing and try to figure out where you set in there with your amenities that you have personally and compare to the other ones.

Even appraisers, appraisers can come out and go yes, this house is exactly the same as this house because they're the same square footage. If that were the case, we wouldn't need appraisers, and there'd be no need for realtors. And the fact of the matter is, a Zestimate doesn't sell a house.
