Spring Selling

Wondering what the best time of the year is to sell?  Spring and summer have been known to be the best times for sellers to list their house for many reasons.  Let’s discuss why now is a great time to put your house on the market.  As the weather warms up, change is in the air, and buyers are ready for a fresh start.  Our team is ready to help you get set up to sell your home this season!

Homes tend to have better curb appeal with vibrant colors of blooming flowers, greener grass, and trees filled with beautiful leaves.  The number of buyers getting outside to view homes is far greater now than in the colder months.  Sellers are more likely to sell their homes quicker and for more money during spring and early summer, when compared to sales in the fall and winter.  With the budding flora all around and the warmer weather now is a great time to discuss selling your home.

The real estate market has seen a lot of changes within the last few years, which is why it’s so important to use real estate agents to help you navigate your home goals.  Realtors are there to help you along the journey by providing education of current market trends and to provide clear communication throughout the transaction.  Realtors are your go-to contact for any questions you may have during the process.  The only dumb questions are the ones which aren’t asked because of the fear of sounding silly.  Agents are here to make sure that you, their client, are taken care of and to act in your best interest at all times.

Making sure to prepare your home before putting it on the market is key to getting the highest return on your investment.  This includes completing any repairs needing to be done, painting, decluttering, yard cleanup, and other minor projects around the property.  This will improve the buyer’s first impression on the property leading to more potential offers.

Scheduling a date to list your property is also an important factor in achieving the highest return.  This means to work with your realtor to understand the importance of which date to set your home to go live.  Going live means setting your listing to active on the MLS which will allow realtors in the region to share with their buyers and also be broadcasted to more than 200 real estate websites including Zillow for marketing opportunities.  It’s always a great plan to schedule a listing to go live either a Wednesday or Thursday, so buyers can plan to view the house on the weekend, or during an open house.  Open houses can be a great opportunity to allow some flexibility to buyers in showing your property.

With the warmer weather on its way now is the time to get ready to list your house. Our team will take the time to review your property while offering advice for housing prep, price, timing, and much more!
