In January 2018, I joined Texas Premier Realty to take advantage of their lead generation capability with state of the art systems and technical support. My beginning in Real Estate in Central Texas was in 2001, after I left Dell for a more independent business environment. My sixteen years in Real Estate have been a constant endeavor to grow in knowledge, skills and personal relationships in residential real estate sales in the Austin Metropolitan Area. I began by taking Real Estate courses at the First Place Real Estate Academy and then entered a First Place Realty six month mentoring program to gain additional knowledge and expertise in real estate sales. In 2004 I joined Realty World, a Real Estate office in North Austin with rising sales opportunities.  I was recruited to participate in the newly opened Texas Land & Homes Real Estate Brokerage in Leander in 2007++, where I enjoyed an open and independent work from home business I earned my e-Pro designation and expanded through referral and online internet marketing with numerous relocation from Taiwan, Ireland, California, Michigan, Wisconsin, Tennessee, Houston and Temple into the Austin Metropolitan Area.

An executive level management professional with exceptional financial and operations experience. Developed and implemented plan to reduce the amount of time required for performing periodic physical inventors from 3 days to 2 days. Increased overall service logistics inventory accuracy from 76% to 92% in one year. Developed inventory control procedures for ISO 9002 documentation and certification. Managed accounting and financial reporting functions and MSA GL conversion for $150 million service division with 45 branches. Co-Managed the selection and implementation of an integrated purchasing and accounts payable system. Improved budget and forecast consolidation process through interacting LOTUS rollup spreadsheets for 60 departments. Participated in the selection of the GLOBAL accounts receivable and collection system and managed its implementation replacing the MSA system to more efficiently control $39 million in receivables. Directed the collection process and reduced the accounts receivable balance by $4.5 million.

Reporting to the Director of Finance, I managed the major financial functions of the division with a staff of 40. Areas of my responsibility were General Accounting with corporate financial reporting, Accounts Receivable including Credit & Collection and Inventory and Fixed Asset accounting as well as Accounts Payable and Payroll. Managers or supervisors for these specific responsibility areas were my direct reports.Managed all general accounting functions. Selected and implemented the MSA General Ledger system to improve the division accounting and reporting capabilities. Performed detailed corporate financial reporting of division revenue and operating expenses. Distributed departmental actual to budget comparison reports to managers and directors of the major responsibility areas. Assisted in the detail explanation of budget variances. Presented monthly actual to budget variances with explanations to the division vice president.Performed numerous acquisition due diligence audits on assets, inventories and accounts receivables with members of my staff for prospective service company acquisitions. Directed the divestiture accounting for the sale of the Customer Service Division to Vanstar Corp. My professional coordinating efforts between TRW and Vanstar lead my promotion to Operations Manager of Inventory Control at Vanstar after the transition ended.

We savored a happy family life until the children ventured out to enjoy their college years, and, we moved to Round Rock Texas for my new opportunity with Dell Computers.
